YOU'D THINK THE RATING OF "F" SAYS IT ALL BUT NO. NEGATIVE 10 STARS. THIS COMPANY IS SO BAD I AM GOING TO THE ATTORNEY GENERALS OFFICE TO COMPLAIN. THIS COMPANY APPROACHED A FRIEND OF MINE WHO WAS NOT LOOKING FOR A LOAN MODIFICATION OR ANY OTHER TYPE OF LOAN. SHE IS A SIMPLE, TRUSTING, NICE PERSON WHO PAYS HER BILLS ON TIME AND HAS NEVER MISSED A HOUSE PAYMENT --ONE BY THE WAY SHE COULD AFFORD. SHE LIVES HER LIFE, DOES WHAT SHE CAN FOR OTHERS, AND HAS LIVED IN THE SAME HOUSE SINCE 1971. SHE RAISED HER FAMILY IN THIS HOME AND NOW LIVES ONLY WITH HER ANIMALS, WHO SHE COUNTS ON AND THEY HER, FOR WARMTH, LOVE, AND FAMILY COMPANIONSHIP. SHE PLANNED TO BE IN HER HOME FOR THE REST OF HER LIFE. ALL THAT CHANGED WHEN SHE GOT A PHONE CALL EARLY THIS YEAR BY OPTION MEDIATION SERVICES, WHO SHARED THE SAME NAME AS HER ORIGINAL MORTGAGE LENDER--OPTIONS MORTGAGE. THEY USED THAT TO GET "IN" WITH HER AND TOLD HER HER MORTGAGE PAYMENT WOULD BE TRIPLED AT THE END OF THE YEAR, THAT SHE HAD A "VOLATILE VARIABLE INTEREST RATE MORTGAGE" AND THEY WANTED TO SEE HER IN A "SAFE, FIXED RATE MORTGAGE SO SHE WOULD NEVER HAVE TO WORRY." IT SOUNDED ALARMING WHAT WAS GOING TO HAPPEN WITH HER CURRENT MORTGAGE, AND THAT SHE HAD NO OTHER CHOICE BUT TO HAVE THEM "HELP" HER WITH GETTING INTO "GOOD" ONE. SHE BELIEVED THEM. IN HER MIND SHE HAD NO REASON NOT TO. THEY ALERTED HER, ALARMED HER, AND TOTALLY THREW HER LIFE INTO A CONFUSING SPIN THINKING HER AFFORDABLE $900/MO H.P. WOULD TURN INTO A $270O/MO H.P. IT WAS ALL A LIE, BUT IT WOULD BE UNTIL ONLY AFTER HER HOME WAS SOLD OUT FROM UNDER HER THAT SHE WOULD FIND OUT. IN THE BEGINNING SHE DIDN'T QUALIFY FOR THIS GEM OF A MODIFICATION BECAUSE SHE HAD MADE ALL HER PAYMENTS ON TIME AND HAD NEVER BEEN LATE--A FACT THAT WOULD CHANGE BY HER CONTINUED RELATIONSHIP WITH THIS COMPANY. THEY TOLD HER THE ONLY WAY TO "QUALIFY" WAS TO MISS A PAYMENT AND NOT TO WORRY--BECAUSE THEY WOULD PUT THE PAYMENTS TO THE END OF THE LOAN AND THIS WAS ALL JUST PART OF THE "NORMAL PROCESS." SHE WAS SICK ABOUT THE IDEA, BUT FINALLY ACQUIESCED IN FEAR OF THE "TRIPLING PAYMENT" SHE WAS TOLD LIE AHEAD FOR HER IN JUST MONTHS. FOR THE MONTHS THAT TRANSPIRED IN-BETWEEN, MY FRIEND CALLED THIS COMPANY SOMETIMES EVERY FEW DAYS TO EVERY COUPLE WEEKS, BECAUSE THEY DID NOT KEEP IN ANY KIND OF CONTACT WITH HER. SHE FAXED THEM LETTERS, CALLED THEM WHEN THEY DIDN'T RESPOND AND WAS ALWAYS FEELING SICK AND CRYING. BUT THEY PREYED ON HER IGNORANCE AND TRUST. MONTH AFTER MONTH WENT BY AND NO FURTHER LETTERS--NO PHYSICAL PROOF THEY WERE DOING ANYTHING FOR HER AT ALL EVER FOUND THEIR WAY TO HER DOOR. BUT HER TRUE LENDER'S LETTERS DID. THE TRUE LENDER TOLD HER SHE WAS BEHIND, WAS SERIOUSLY BEHIND AND WITH A PLAN TO CATCH UP, AND THEN LETTERS SAYING THEY WERE GOING TO BE PUTTING HER HOME FOR SALE IF THINGS DIDN'T CHANGE. WITH EVERY TRUE LENDER'S LETTER THAT CAME, MY FRIEND WANTED FERVENTLY TO CALL HER LENDER--BUT THAT WAS SOMETHING OPTION MEDIATION SERVICES SCOLDED HER NOT TO DO--SO SHE DIDN'T. BUT SHE DID CALL OPTION MEDIATION SERVICES FEVERISHLY, FAXED LETTERS, CRIED ON THE PHONE INTO A MESSAGE MACHINE THAT RARELY PRODUCED SOMEONE CALLING HER BACK--BUT WHEN THEY DID IT WAS ALWAYS THE SAME--"DON'T MAKE A PAYMENT" THEY WOULD ORDER HER, "IT IS ALL PART OF THE PROCESS, DON'T CALL YOUR MORTGAGE COMPANY AND DON'T WORRY--IT WILL BE O.K. AT THE END, AND REMEMBER YOU CAN'T AFFORD THE PAYMENT TO BE TRIPLED--WE'RE GOING TO GET YOU A FIXED INTEREST RATE YOU CAN AFFORD." THEY ALSO TOLD HER EVERY TIME THAT IF SHE DID CONTACT HER MORTGAGE COMPANY IT WOULD "RUIN" WHAT THEY WERE TRYING TO DO FOR HER AND SHE WOULD BE "STUCK" WITH A "BAD LOAN." IN SPRING OF THIS YEAR SHE CALLED OPTION MEDIATION SERVICES BECAUSE IT WAS BOTHERING HER SO MUCH, AND ASKED IF IT WAS O.K. IF SHE JUST MADE A PAYMENT BECAUSE SHE WAS "SO WORRIED," THEY TOLD HER "IF IT MAKES YOU FEEL BETTER..." SO SHE DID. ???? BUT BY THEN (90+ DAYS LATER) IT WAS TOO LATE TO MAKE JUST ONE PAYMENT AND THE LENDER SENT THE MONEY BACK TO HER WITH INSTRUCTIONS ON HOW TO BECOME CURRENT--WHICH INCLUDED HER PAYING FOR THE 90+ DAYS + LATE FEES, WHICH SHE HAD READY TO GIVE!!! SHE STARTED CRYING AND CALLED OPTION MEDIATION SERVICES, WHO TOLD HER AGAIN NOT TO PAY, WHICH WAS THE SAME THING EVERY TIME, AND THEY USED A VOICE AND INTONATION THAT MADE HER QUESTION HER OWN COMMON SENSE. IT IS THE ONLY WAY THEY EXIST IN THE FIRST PLACE, THEY USE YOUR FEAR AGAINST YOU WITH THEM BEING THE SAVING SITUATION TO COME. (PLUS HOW REALLY INTO YOU THEY ARE WHEN SIGNING YOU UP.) IN EARLY FALL THIS YEAR OPTION MEDIATION SERVICES CALLED HER--SOMETHING THEY HADN'T DONE SINCE THEIR FIRST SOLICITATION CALLS FOR THEIR SERVICES--AND SHE SAID THEY SOUNDED DIFFERENT. THEY SOUNDED "WEIRD." THEY ASKED HER FOR A LETTER OF HARDSHIP AND THAT THEY NEEDED IT FAST. SHE SAID IT WAS SO STRANGE AND TOLD THEM SHE ALREADY HAD SENT THEM A LETTER OF HARDSHIP (AND JUST FOR CLARITY, THE HARDSHIP WAS FOR THE "IMPENDING" TRIPLING OF THE LOAN, NOT A HARDSHIP ON HER ABILITY TO MEET THE THEN REAL PAYMENT,) BUT THEY SAID THEY NEEDED ANOTHER ONE, NOW! THAT "THE LENDER NEEDED IT." SHE GOT IT TO THEM WITHIN A DAY. AS IT TURNED OUT, HER HOUSE WAS BEING PUT IN THE PROCESS OF BEING SOLD ON THE DAY THEY ASKED FOR THIS LETTER OF HARDSHIP, EVIDENCED BY THE LETTER SHE RECEIVED 2 DAYS LATER FROM HER LENDER WHO HAD NOW TRADED HER MORTGAGE TO A DEBT COLLECTION CORP. OPTIONS MEDIATION SERVICES HADN'T DONE ANYTHING TO GET HER A LOAN MODIFICATION AND THEY WERE ABOUT TO BE FOUND OUT. HER HOME WAS ABOUT TO BE SOLD OUT FROM UNDER HER AND THEY NEVER TOLD HER IT WASN'T WORKING OUT, NEVER TOLD HER TO GO AHEAD AND MAKE THE PAYMENTS SHE HAD WANTED TO KEEP MAKING ALL ALONG WHILE THIS WAS GOING ON, NOTHING. A DAY OR SO LATER THEY STARTED CALLING HER REPEATEDLY AND ONLY AT THAT TIME TOLD HER HER MORTGAGE COMPANY WASN'T "COOPERATING WITH THEM." SHE ASKED "WHAT [DID THEY] MEAN?--THAT THEY HAD BEEN TELLING HER ALL ALONG NOT TO PAY, JUST TO WAIT!" SHE ASKED WHAT SHE SHOULD DO--THEY TOLD HER: "YOU CAN EITHER TRY TO DO A QUICK SALE, OR FILE BANKRUPTCY, OR JUST LET IT GO--THERE'S NOTHING WE CAN DO ANYMORE." "NOTHING WE CAN DO ANYMORE"?!!!!!!!!!!!!!!!!!!! ARE YOU KIDDING ME???!!!!!!!!!!!!!!!!!!!!!!!!!!! THESE PEOPLE DROPPED THE BALL, IF THEY EVER EVEN PICKED IT UP AND HAD A LEGAL FIDUCIARY RESPONSIBILITY TO MY FRIEND! THEY HAVE LAWS WITH REGARD TO THIS! WOW. IT IS ALSO OF IMPORTANCE TO NOTE THE MIND SET OF MY FRIEND, WHO HAD BEEN PUTTING ALL HER HOUSE PAYMENT MONEY IN A DRAWER WAITING IN CASE IT WAS NEEDED, SHE WAS READY TO GO. REMEMBER, SHE IS SIMPLE, DOES NOT USE THE INTERNET, JUST LIVES HER LIFE AND PAYS HER BILLS ON TIME. EVERY TIME MY FRIEND ASKED THEM ABOUT THE MONEY SHE WAS SAVING THEY WOULD TELL HER IT WAS O.K., TO "SPEND IT--DON'T WORRY BECAUSE [THE PAYMENTS THAT MONEY REPRESENTS] WILL BE PUT AT THE END OF THE NEW LOAN...." THE NEW LOAN THAT NEVER CAME. THE NEW LOAN THEY WOULD HAVE KNOWN WASN'T GOING TO HAPPEN BACK IN APRIL/MAY OF THIS YEAR WHILE THERE WAS STILL PLENTY OF TIME TO TURN THIS SITUATION AROUND. IT DOESN'T TAKE 10 MONTHS TO KNOW IF YOU CAN GET A LOAN MODIFIED. AND THE LETTERS MY FRIEND'S MORTGAGE COMPANY WAS SENDING HER WAS TELLING HER WHAT SHE NEEDED TO KNOW--IT WAS OPTIONS MEDIATION SERVICES TO TOOK HER DOWN TO THE ROAD OF FORECLOSURE AND HOME LOSS COMPLETELY UNNECESSARILY. MY FRIEND COULD HAVE SAVED HER HOUSE WITH HER HOUSE PAYMENT MONIES, RIGHT UP UNTIL THERE WERE OVER $3000 ADDITIONAL FORECLOSURE FEES ADDED TO THE SITUATION IN OCTOBER, BECAUSE OPTIONS MEDIATION SERVICES LEFT HER SITUATION TO DIE AND GET TO THE PLACE IT ENDED UP--WITH HER NOW CLEARING OUT 40 YEARS OF LIFE TO HAVE TO FIND SOMEWHERE TO LIVE WITH VERY LITTLE MONEY--AND RENTS ARE MORE THAN TWICE THE HOUSE PAYMENT SHE WAS MAKING. I WOULD HAVE HELPED HER WITH THIS WHOLE SITUATION HAD I KNOWN IT WAS HAPPENING, BUT SHE THOUGHT SHE WAS TRYING TO DO SOMETHING GOOD FOR HERSELF--ALL ON HER OWN--AND BELIEVED THAT IT WAS WORKING OUT BECAUSE THAT IS WHAT THEY TOLD HER AT EVERY TURN. THIS NEVER SHOULD HAVE HAPPENED AND IT SHOULDN'T BE ALLOWED TO HAPPEN. THERE NEVER WAS A NEW LOAN. THESE PEOPLE DID NOT KEEP IN ANY KIND OF TOUCH WITH MY FRIEND AND NOW MY FRIEND IS ON THE VERGE OF A NERVOUS BREAK DOWN. I HOPE THEY KEEP THIS REVIEW UP BECAUSE PEOPLE NEED TO SEE WHAT ACTUALLY HAPPENED. MY FRIEND'S HOUSE WAS SOLD OUT FROM UNDER HER 2 WEEKS AGO. MY FRIEND NOW SITS IN FEAR OF THE EVICTION NOTICE BEING POSTED TO HER DOOR. WHERE WILL SHE GO WITH HER ANIMALS? PLACING A HUMAN IS EASIER THAN PLACING A HUMAN WITH ANIMALS, AND IF YOU UNDERSTAND ANIMALS YOU UNDERSTAND. THESE ANIMALS ARE HER CHILDREN, HER FAMILY, AND HER LIFE. SHE SHOULDN'T HAVE TO EXPLAIN THIS TO ANYONE, IT WAS HER LIFE, GOING ALONG AS IT SHOULD HAVE, PAYING HER BILLS ON TIME, HAVING HER HOME FOR THE REST OF HER LIFE WAS NEVER A QUESTION, A PLACE TO SLEEP EVERY NIGHT WITH HER ANIMALS, WITH A ROOF OVER HER HEAD, WARM AND SAFE AND FAMILIAR. NOW SHE IS TRYING TO MOVE 40 YEARS OF A LIFE WHERE? SHE IS LITERALLY BEING PUT ON THE STREET. ON. THE. STREET. OPTIONS MEDIATION SERVICES DID ALL THIS TO HER. ALL OF IT. I WISH THERE WAS A "BOLD" AND "UNDERLINED" OPTION HERE, I WOULD HAVE USED IT. STAY AWAY FROM THESE PEOPLE, BECAUSE BEFORE YOU REALIZE WHAT IS GOING ON, YOUR TRUST IS COMPLETELY BETRAYED, BUT MORE IMPORTANTLY, WHERE WILL YOU GO WHEN YOUR HOME IS GONE? THESE PEOPLE SHOULD BE IN JAIL WITH THEIR FAMILY'S HOMES TAKEN FROM THEM. SOME PEOPLE CANNOT UNDERSTAND SOMETHING UNTIL IT HAPPENS TO THEM. REMEMBER...MY FRIEND DID NOT SEEK OUT A LOAN, WAS ON TIME FOR HER WHOLE LIFE WITH HER PAYMENTS, HAD HER LIFE AS A STABLE CONSTANT, AND AT HER AGE SHE NEEDED THAT MORE THAN I CAN TELL YOU. THIS KIND OF THING IS HARD ENOUGH ON ANYONE, BUT TO THOSE WHO ARE OLDER, WITH ANIMAL FAMILIES, YOU JUST CAN'T IMAGINE. THIS IS ABSOLUTELY SICKENING. AND THIS IS HAPPENING TO TOO MANY PEOPLE. I GIVE THEM NO STARS BUT I DON'T KNOW HOW, AS IT APPEARS YOU HAVE TO CHOOSE ONE OF WHAT THEY HAVE. I WILL ASK THEM HOW TO DO THAT BUT KNOW MY INTENTION OF ACTUALLY A NEGATIVE 10 STARS. EVIL DOESN'T, AND WHAT THESE PEOPLE ARE DOING IS EVIL. THINK ABOUT THIS BEFORE YOU GET INTO ANY SITUATION FOR A LOAN MODIFICATION. CHECK THEIR INSURANCE COVERAGE INSOFAR AS WHAT HAPPENS IF THEY MAKE A MISTAKE--ERRORS AND OMISSIONS INSURANCE, CHECK TO SEE IF THEY NEED A BOND, IF THEY HAVE LICENSED REAL ESTATE AGENTS AND LOAN AGENTS--CHECK THEIR LICENSE NUMBERS ON THE DEPARTMENT OF REAL ESTATE WEBSITE TO SEE IF THEIR LICENSE IS CURRENT AND WITHOUT ANY PROBLEMS--AND EVEN THEN YOU CAN'T KNOW FOR SURE, BUT IT IS A START. GO WITH SOMEONE REPUTABLE WHO DOESN'T TAKE MONEY UP FRONT AND DOESN'T EVEN TRY. CHECK THE BBB. JUST DO EVERYTHING YOU CAN TO NOT LET THIS HAPPEN TO YOU.
